What is a home inspection?

A home inspection is a visual examination of a home’s condition and systems and a reasonable analysis of what has happened to the home before and what may happen in the future.

A home inspection can help you make an informed decision before you invest in your home and your future.

Our goal is to identify any existing major problems that would affect your decision to purchase a home.

We’re very good at evaluating the existing conditions of houses and small buildings.

Not only will we show you on-site what we find, we will take pictures, some of which will end up in the report to help you identify concerns, maintain and improve your home.

No matter the type of inspection, we start at the roof and inspect not only the roof’s surface, but also the structural and other systems associated with it such as the chimney, roof drainage, roof ventilation, electrical service entrance, plumbing stack, and any other systems or components located on the roof.

Our next step is to inspect the exterior of the home. We use a varied approach to look at both the big picture and all the finer details. We will inspect and comment on the grading, walkways, driveway, vegetation, downspouts, deck and any attachments to the home.We then move inside the house, and starting at the bottom, work our way up through the home into the attic. While inside, we will inspect and test things such as the structure, the heating and / or cooling systems, the electrical and plumbing systems, the interior finishes, the insulation and ventilation, and accessories such as fireplaces and secondary heating.

Our assessment is then communicated in two ways: a verbal summary and another look at any concerns on-site. A detailed inspection report delivered via email, which includes pictures, descriptions of all the systems in the home, as well as any recommended improvements follows. This will help you prioritize the improvements and develop a blueprint for your future in the home.

Best of all, our consultation does not end with the inspection. Your Home Inspector is there to answer your questions and help you to improve your home.

Types of Home Inspection Services

Pre-Purchase Inspection

Are you interested in buying a particular home? You have placed an offer to purchase, conditional on inspection of the property. An Inspection is necessary to identify any defects with the property. Once the inspection is complete, you will have the knowledge necessary to make an informed decision to purchase. Any defects identified during the inspection can be repaired either by the seller, the buyer (yourself) upon taking possession of the home, or may result in re-negotiating the terms of your offer to purchase.

Pre-Selling Inspection

Are you planning on selling your current home? You may want to know about any problems with the home that may have an impact on the selling price. You may choose to make repairs prior to listing your home for sale or to keep your knowledge in your back pocket while reviewing the buyer’s offer to purchase. This is a precautionary step to avoid last minute surprises with amendments to purchase offers by the buyer.

A Home Inspection Reference Book – “Now That You Have Had a Home Inspection” is a book that is provided to you upon completion of the inspection. This book contains helpful tips on maintaining your home, saving energy and how your home works. This book is an excellent source of helpful information for experienced home owners and first time buyers.
